When you’re walking through a resale property in Canmore or anywhere really, it’s easy to focus on what you don’t like. The paint colour, older cabinets, dated lighting. We see it all the time. But the real question isn’t “is this perfect?” It’s: “Does this have the right foundation for what I want?” Because almost every resale home has been lived in, and very few will check every box on day one.

✔️ What Actually Matters (and is Hard to Change)
These are the things you want to feel good about right away:
- Location-You can’t move the property. Proximity, views, and surroundings matter long term.
- Layout / Flow-Opening up walls or reworking a floor plan is possible, but often expensive and not always practical.
- Natural Light & Orientation-Bright, well-positioned spaces are hard to replicate.
- Overall Condition (Structure & Systems)-Roof, plumbing, heating, building envelope. These are the big-ticket items you don’t want surprises with.
🎨 What You Can Change (Often More Easily Than You Think)
These are the areas where potential lives:
- Paint (walls, cabinets, even tile)
- Lighting fixtures
- Hardware (handles, faucets)
- Countertops and backsplashes
- Flooring (depending on scope)
These updates can dramatically change how a home feels without needing a full renovation.
⚖️ The Balance
We’re seeing some buyers walk into a home and immediately focus on cosmetic details, while others are able to look past them and see what the space could be.
The sweet spot is somewhere in the middle.
You don’t want to overlook real issues, but you also don’t want to pass on a great property because of things that are relatively easy to update.
💬 My Take
If you’re planning to use the property yourself, not just rent it, it has to feel right. But “feeling right” doesn’t always mean “finished.”
Sometimes the best opportunities are the ones where a bit of vision can create something that truly fits you.
